Calculate Roofing – Quick Guide to Estimating Roof Size and Cost
If you’re planning a new roof, a garden room, or a conservatory, the first thing you need is a solid number. How big is the roof? How much will it cost? This guide shows you how to get those figures without hiring an accountant or a surveyor.
Measure Your Roof Area
The easiest way to start is to draw a rough sketch of your roof on graph paper. Mark every slope, gutter line and any dormer you have. For a simple pitched roof you only need two numbers: the length of the ridge and the run (the horizontal distance from the ridge to the eaves).
Use this formula:
Area = (Length × Width) × Pitch Factor
The pitch factor accounts for the slope. A 45° roof (4:12 pitch) has a factor of 1.12, a 30° roof (3:12) is about 1.04. You can find a full list of factors in any roof calculator app, but the rule of thumb is: steeper roof = bigger area.
Example: Your roof is 12 m long, 8 m wide, and has a 30° pitch. Area = 12 × 8 × 1.04 = 100 m² (rounded). That’s the surface you’ll need to cover.
Pick Materials and Work Out Costs
Now that you know the square metres, pick the roofing material. Here’s a quick price guide for the UK market (per m², including fixings and waste):
- Asphalt shingles – £30–£45
- Tile (clay or concrete) – £45–£70
- Metal panels – £60–£90
- Slate – £80–£120
Multiply the cost per square metre by the area you calculated. Using the 100 m² example, an asphalt roof would run between £3,000 and £4,500.
Don’t forget extra items: eaves, valleys, flashings and labour. A safe rule is to add 15 % for waste and 20 % for installation. So for our asphalt roof, total = 100 m² × £38 (average) = £3,800. Add 15 % (£570) and 20 % (£760) = about £5,130.
If you’re on a tight budget, compare the material list with local suppliers. Often you’ll find a discount for bulk orders, especially on metal panels.
